Long Exposure - (5 sec rule of thumb)
willhelm
by willhelm  10-26-2009
"The scene: A place with a crowd of people, or a view with moving traffic, or a landscape with running or moving water. Dim lighting, or twilight/dusk, is best." "The equipment: A camera that allows you to manually set the exposure time, a tripod if appropriate for the location (otherwise, a way to hold the camera completely still), and a remote shutter release or timer (hands-off shutter firing)."

ACORN foresaw the foreclosure crisis in 2001
Lexica
by Lexica  10-23-2009
More: Moreover, Oakland's law would have gone much farther than requiring that borrowers could afford loans. In 2001, ACORN officials already recognized that the driving force behind the subprime lending was the ability of brokers to chop up risky mortgages, repackage them with good loans as "securities," and sell them to other banks on a largely unregulated market. When homeowners who couldn't afford their loans later defaulted on them, these securities became widely known as "toxic assets" and were the primary cause of the world financial crisis… But if Oakland's law had been widely adopted, the bailout likely would have been unnecessary and the worst economic downturn since the Great Depression probably averted. Why? Because the city's ordinance not only would have held mortgage brokers liable for making bad loans, but also every other bank that later bought pieces of those bad loans after they were securitized. In short, the market for subprime loans would have dried up.

Genius: Mortgage Program Will Spend $3,000,000 per Loan Repair
merrie
by merrie  10-19-2009    2
Three million mortgages are believed to be eligible for HAMP with 500,000 in a trial phase. The trial was supposed to last three months, but it has since been stretched to five months . The Doctor believes that many of these "repaired" loans will simply re-default. Why? For one reason, the underwriting (courtesy of TurboTax Tim) for the program uses "stated income", not verified income. These are the very same "liar's loans" that helped trigger the mortgage meltdown! Examining the chart, of the 50,130 trial modifications entered into in May, only 1,711 (or only 3%) resulted in a permanent modification! As The Huffington Post reported a few days ago, the low number of permanent modifications is still appallingly low ("HAMP will come nowhere close to keeping up with foreclosures"). Among the reasons for the low conversion rate: failure to make timely payments (doh!), failure to assemble necessary documentation (like income verification), and other . . .

"I've seen the future and it's made of mushrooms"

more: The inventors have started a company called Ecovative Design to market the technology, and I think they’re really onto something. Just imagine if they’re able to form this product into low-cost, biodegradable auto body panels and other automotive components. Or counter tops. Or flooring. They could even conceivably figure out a way to make children’s toys out of the material. For my sake, I hope they stop short of making dishes and kitchen utensils out of them, though. I don’t eat ANYTHING that touches mushrooms. Blech.

Jeff Galloway: Low-mileage training for better marathon results
Lexica
by Lexica  10-8-2009
More: Sidebar: Dealing With the Downside. A low-mileage running program has many advantages-lowering your injury risk and increasing your free time, for starters-but it can have it disadvantages too. Here's how you can overcome them. Problem: Fewer days running per week means less stress relief. Solution: Do yoga or take a relaxing walk on nonrunning days. Problem: You're burning fewer calories per week. Solution: Eat a little less, and cross-train 1-2 days a week. Problem: You may lose come conditioning for races. Solution: Focus on quality speed sessions. Schedule a "strength challenge": You're more likely to follow the tips I've given you if you regularly test your progress. With a friend or a small group, challenge yourself once a month to a hilly run, a fast time-trial, or a race.

Australian & Canadian Employers Adding Jobs!
merrie
by merrie  10-9-2009    1
......after a 31,900 increase in August. The jobless rate was probably unchanged at a 33-year low of 4.3 percent. The Bureau of Statistics releases the report tomorrow at 11:30 a.m. in Sydney. Sustained jobs growth justifies the Reserve Bank's decision to raise its benchmark interest rate in August to damp inflation pressures in an economy that is growing at the fastest annual pace in three years. Miners are hiring workers as they expand to meet surging Chinese demand and retailers are opening new stores as consumer spending picks up. ``The odds favor another decent jobs number, consistent with the underlying strength of the economy,'' said Su-Lin Ong, senior economist at RBC Capital Markets in Sydney. ``We expect the unemployment rate to hold down at a three-decade low confirming the stretched nature of the labor market.''
